Getting to Know You

Assisting a buyer find the home of their dreams is a lot like being a matchmaker and I take that responsibility very seriously.  Since every buyer and every situation is different it is very important that I listen and ask appropriate questions. Before we even meet face to face I will have a pretty good idea of which homes, neighborhoods, and even particular streets will appeal to you.

Extensive Real Estate and Local Knowledge

I am consistently ranked as one of the top selling individual Florida REALTOR’s®. As an example, since 2013 I have personally closed on over 130 transaction sides (homes, either the buyer, seller or both) worth over $27,000,000. Because of my experience, number of closed transactions and never ending desire to keep educating myself on the latest real estate trends I am considered by most to to be a real estate expert.

My knowledge of the local real estate market is broad. I have lived on both the West and East sides of Hillsborough County, worked out of real estate offices in South Tampa and Apollo Beach and have lived in FishHawk Ranch since 2005. I know Hillsborough County area very well and certainly feel comfortable working with buyers and sellers throughout the area.

With my experience and local knowledge, I will:

  • Help you eliminate the areas you are not as fond of

I believe that there is a science to negotiations and I certainly approach each property offer with a specific strategy. Using my market knowledge and expert negotiation strategies have helped countless buyers purchase their homes at the best possible price. I’d love to do this for you as well!

  • Write a strong, compelling offer that will peak a seller’s interest

  • I am an individual agent and not a team. No guessing who you may be dealing with on the phone, via email or even who may be showing you the homes. All dealings will be with or by me not an unlicensed assistant or new agent
  • I maintain a manageable clientele size in order to provide the very best service all the time

  • My clients know I really care and that they are receiving the best possible attention and service
  • Knowledge and information lead to educated and better decision making. The average real estate buyer looks at 15 homes before they feel ready to make an offer on one. My clients see an average of six homes before they are ready to make an offer! The groundwork we put in before starting to physically look at homes seems to help making a better and informed decision plus we are able to eliminate a lot of homes before even stepping foot in them. I am also extremely proud of the fact that over the last two years I have had 3 clients buy a without even stepping foot into the home. That is trust!

What To Expect

We start with a quick phone consultation (or I email an information sheet to you) so I can begin formulating your wants and needs and create myself a buyer profile. We will discuss items like your dream home, motivation for buying, financing, etc. Once I have a pretty good idea what you are looking for I will setup an MLS property search for you. Depending on your time frame for buying I like to start the search broad then narrow it down as we get closer to seeing some of the properties. Prior to our first appointment, I like to have a quick 5 minutes phone conversation. During this conversation (can be email or text if better for you), I will review the buyer profile I created for you, with you and briefly discuss if any items have changed and see if you have any questions or concerns. If you are obtaining financing, you should obtain a pre-approval from your lender prior to us meeting for the first time. Our First Phone Consultation

I understand that purchasing a home is a major life event and a very personal process, so our first phone meeting is designed to be as comprehensive and educational as possible. I will answer all of your questions and we can determine if I am the right fit for you. This initial meeting usually ranges from 30 minutes to 90 minutes depending on your questions.

During the consultation, the following topics will be discussed:

  • What is most important to you
  • Neighborhoods/Subdivisions
  • Areas of interest and what is important to you
  • The home buying process
  • Strategies for successful negotiation
  • Current market conditions and what your money can buy
  • How to mitigate and navigate any inevitable issues that may come up
  • How I work, and how a real estate professional is compensated
  • Expectations of both parties. By the end of the meeting, it should be clear whether or not we are a good fit for each other.

Limited Time Buyer Rebate

As a special thank you for my buyers. If you buy a home using me as your REALTOR® you will receive a rebate of up to 30% of my buyer agent cooperating broker commission! On a $700,000 home this rebate could be over $6000! Here is a breakdown of the rebate schedule.

  • For properties with a purchase price less than $150,000.00, the Buyer Rebate is 10% of
    the Cooperating Broker Commission.
  • For properties with a purchase price between $150,000.00 and $299,999.99, the Buyer
    Rebate is 15% of the Cooperating Broker Commission.
  • For properties with a purchase price between $300,000.00 and $449,999.99, the Buyer
    Rebate is 20% of the Cooperating Broker Commission.
  • For properties with a purchase price equal to or greater than $450,000.00, the Buyer
    Rebate is 25% of the Cooperating Broker Commission.
  • Heroes (Military, Veterans, Police, Fire Fighters and School Teachers) receive an extra
    5% in addition to the above.
