Details and Restrictions
- Commission: The $3995 is for the listing side of the commission. The MLS requires a commission to be paid to the buyer’s agent as well if the property is going to be shown in the MLS. This amount can be as low as $1 and can be as high as you want. I do recommend 2.5% to 3% as the buyer agent’s commission. This will help ensure your home gets seen by as many potential buyers as possible.
- Type of Listing: This is a full service full representation listing considered an Exclusive Right to Sell Listing.
- Where Will the Home Be Seen: Your home will be seen on Realtor.com, Zillow, Trulia, Homes.com, Yahoo Real Estate and my top viewed FishHawk Ranch Real Estate Website. The website is ranked on the 1st page of Google for a variety of FishHawk search words. The listing is also syndicated on well over 350 of the best online real estate websites. In addition it will be featured on my FishHawk Real Estate Facebook page with over 1000 followers. From this page a powerful and far reaching video ad will be placed. So, where does your home get seen? Simply, everywhere there is a serious real estate buyer!
- Professional Photos and Virtual Tour: Included! No cell phone photos with small, dark or out of focus photos. Since over 90% of buyers start their home search online and 98% are searching online at some point for homes I believe that professional, high quality photos are a must to help your home sell for top dollar.
- Home Pricing: I am a true believer that if you price your home properly to begin with your home with sell faster and for the most money possible. I will do a full market analysis of your home and let you know at what price your home is most likely to sell for. From there we can together determine a list price that you are comfortable with. I do reserve the right not to accept the listing if I feel you are not being realistic with your list price.
- Lockbox: For security purposes I only use the Supra iBox BT LE electronic lockboxes. They are placed on every one of my listings. Yes, they cost more than a cheap combination lockbox but you and your family’s safety is very important to me. Using anything else is really a safety risk.
- For Sale Sign: Since yard signs still account for about 11% of where buyers find the home they purchase. I install extra large, professionally designed highly visible yard signs that feature contrasting colors and a yellow post to catch the attention of someone passing by. This not only helps attract potential buyers who drive by but also will attract the attention of other agents that may not view the MLS on a daily basis.
- Locations For The Listing Special: I am sure from the above you can see that a lot of knowledge, preparation, effort and money go into properly marketing and selling a home. At the end of the day the truth is there is really not much profit when listing a home for $3995. For that reason I really need to limit the offer to a close proximity to where I live. So this offer is only valid for the homes in FishHawk Ranch, FishHawk Ranch West, Channing Park and Fish Hawk Trails. For all other areas I would be more than happy to list and sell your home at my normal commission rate of 3% and still recommending 2.5% to 3% for the buyer agent commission.
- Offer Expiration: This offer is good now through May 31, 2017. I do reserve the right to change, cancel or extend the offer at any time. Once we have signed a listing agreement the offer is valid until the home is sold.
