Real estate is not a business of homes it is a business of people. That is forgotten too often in this industry. My promise to you is I will not forget that. I will do everything in my power to meet and exceed your goals and expectations. In order to accomplish those tasks the first thing I need to do is learn about your goals and needs. These included some of the following:

  • Motivation: Why have you decided to sell your home?
  • Timing: Are you flexible in your timing or do we need to try and close before a certain date?
  • Pricing: Are you leveraged with debt on the home? Is a Short Sale a concern?
  • Decision Making: Who are the decision makers involved in the decision making process?
  • Communication: How often would you like updates? What is your preferred method of communication?
  • Previous Selling Experience: What went good? What went bad?
  • Personal Property: Are you planning to include any personal property with the sale?
  • Condition of the Home: Are there any problems with the home? I can do a walk through and make suggestions.
  • Relocating: Are you moving out of the area? Do you need a referral to a great agent in a new area?
  • Concerns: Are there any questions or concerns that you may have?

Just like at the doctor’s office I will ask you to fill out an information form. This form will give me some very important information about you, your goals and your home. I have found that this is usually the most efficient tool that gives me a complete understanding of your needs and goals.


Pricing your home correctly is one of the most critical factors in getting your home sold for top dollar! The most common mistake that causes sellers to get less money than they hoped for is overpricing the home to start with. Listings reach the greatest number of potential buyers within the first two weeks of a home being listed for sale. If a home is dismissed as being overpriced early on, it can result in multiple price reductions later.

In real estate experience matters! I’ve been involved in the real estate industry since the 1980’s when I was partners in a real estate investment company called Real Investors. We bought, sold and built investment properties. I learned a lot about the real estate market, investing, home renovations and ugh, 18% interest rates! I really don’t want to seem like I am bragging because that is not my style. Trust me, I’d rather be talking about your home than about me but I do think this is important. When using the Supra lockbox I can see exactly who and at what times the lockbox is accessed. our family and your assets, insist on a Supra lockbox. They are not cheap but I use one on every listing. Your safety is too important not to use one!

Individual Agent Not a Team

I am an individual agent and not part of a team! One real estate industry trick that outsiders do not know is the “mega team” concept. In theory it sounds great and the “mega team” will tout reasons why it is good and certainly good for the person leading the “mega team” but is it good for you the seller? I have really thought about this long and hard and in my opinion it is not! With my volume and experience I can easily start a “mega team” and have been asked to join multiple “mega teams”. When I put on my “sellers” hat I would would personal and individual attention. I would want to be able to speak to my agent and not an assistant if I had any questions or concerns. Every seller is different but when I think about it like that I just don’t think the “mega team” concept works for me.

Think about a baseball team. There are 9 players either batting or in the field at the same time. Are they all equal in talent or does one player hit .330 while another hits .190? Silly question, right? Of course not every player on the team is equal. So if you are listing your home with a “team” and multiple players on the “team” are working on your listing (some unlicensed players by the way) how often are you getting the .190 hitter? With an individual agent you know the hitter you are getting all the time!

Okay Jeff if you are so smart why to we see some many for sale signs with “teams” selling the home? Oh great question, I am glad you asked! Every member of that “team” puts every listing they get under the “team leader’s” name. So the Blank Blank Team may have 15 current listings in the area and boy do you see a lot of their signs but if you divide that by the 10 team members. Not really all that impressive. Also people tend to do a little “follow the crowd” when selling their home. They think I see a lot of this for sale sign, they must be good! Am I saying “teams” are horrible? No, not at all. Personally I would want individual attention and know exactly who is working on every aspects of my home sale. I guess it comes down to who do you want selling your largest financial investment a perennial gold glove fielder that will be fielding every question and issue or possibly the worst fielder on the team?
