    I would be interested to see the study you used to get the return on investment for these improvements. As an appraiser I know how difficult it is to extract these adjustments from market data. Don’t mean to be disrespectful but I think this type of information gives sellers unrealistic expectations. For example, how can changing light bulbs and opening up blinds increase the value by $1,500?

        Thanks for the link Jeffrey. I took a look at it and honestly I feel about it like I do Zillow and their zestimate. I don’t see how they get those figures, because as an appraiser who is trained to analyze the market and determine the value of various home features and improvements, we can’t even get that precise. I think these types of improvements can help a home sell but it is difficult to say exactly how much value is added. I think it gives homeowners an unrealistic view of the value that is added. I can see a seller changing some light bulbs, cleaning their carpet and trim up some bushes and expect their house to sell for $4000-$5000 more than their neighbor who didn’t do this work. I guess it’s food for thought though. Keep up the good work blogging. I think it is something that more agents should do, yours looks great. I keep up with Joe Manausa’s blog down your way also.

          Thanks Tom, I do agree that putting exact figures on items like this is very difficult. The article is really to be used as a guide for things to do to your home that could help raise your home’s selling price more than home much it can raise the selling price. I also agree that the Zillow Zestimate is horrible and very unrealistic. I do my best to educate people about real estate and its ins and outs. It is not an exact science and never will be. People in the industry like you that go the extra mile to learn about what is new and share their insights really help out. I do appreciate your comments.
