Below, I am going to take a comprehensive look at all the single-family FishHawk Ranch Real Estate transactions in April 2023. I am going to look at what sold, what the original list price was, what it sold for, the percentage of the asking price, the days the home was on the market, and more.

As we look at April, there were a total of 10 FishHawk Ranch homes that sold.

FishHawk Ranch Homes Sold – April 2023

  • 6217 Kiteridge Dr, Lithia – The home is 1345 square feet without a private pool. The home was on the market for 83 days before going under contract. The original list price was $344,900. It sold for $320,000 or $238 a square foot. The offer accepted was a cash offer at 92.78% of the original list price.
  • 5618 Tanagerlake Rd, Lithia – The home is 1295 square feet, with no private pool. The home was on the market for 194 days before going under contract. There was a good reason the home was on the market for 194 days as the original list price was $410,000 or $316.60 a square foot, wow! It finally sold for $335,000 or $259 a square foot. The offer accepted was a cash offer at 81.71% of the original asking price. I am not sure what they were thinking with the original asking price.
  • 15534 Martinmeadow Dr, Lithia – This home is 1837 square feet, with no private pool.  The home was on the market for 4 days before going under contract! The original list price was $425,000 and sold for $405,000 or $220 a square foot. The offer accepted was a cash offer at 95.29% of the asking price.
  • 6004 Tealside Ct, Lithia – This home is 2049 square feet with no private pool. The home was on the market for 63 days before going under contract. The original list price was $474,500. It sold for $450,000 with the seller giving the buyer a $2000 credit at closing. The sold price per square foot including the credit is $219. The accepted offer was a VA loan at 94.42% of the original asking price.
  • 16322 Bridgewalk Dr, Lithia – This FishHawk Ranch home is 2360 square feet and does not have a pool. The home was for sale for 20 days before going under contract. The original list price was $476,000 and sold for $475,000 with a seller credit of $17,000 at closing for a net sales price of $458,000 or $194 a square foot. The accepted offer was a conventional loan at 96.42% of the original asking price.
  • 6230 Gannetdale Dr, Lithia – Located near Ibis Park and the Aquatic Club, this home is 2616 square feet and does not have a pool. The home was on the market for 20 days before accepting an offer. The original asking price was $545,000 and they accepted a Conventional loan offer for $532,000 or $203 a square foot. The accepted offer was 97.61% of the asking price.
  • 5013 Sagecrest Dr, Lithia – Located in the Starling section of FishHawk Ranch, this home features 2766 square feet and no pool. The home was listed for 52 days before accepting an offer. The original asking price was $575,000 and after 52 days accepted an offer for $538,000. The accepted offer was a Conventional loan at 93.54% of the original offer price. I think this is a bargain purchase price for this home. It probably went for less than it should have because the original list price was probably a little high.
  • 14802 Heronglen Dr, Lithia – Sitting at 3256 square feet, this FishHawk Ranch home was originally listed for $638,900 and after 53 days sold for $580,000. The accepted offer was a Conventional loan at 90.78% of the asking price. This is another home that probably sold for less than its market value.
  • 15210 Shearcrest Dr, Lithia – This Cardel-built home features 2607 square feet and a private pool. The home was originally listed for $620,000 and after 29 days sold for $587,000 at $225 a square foot. Using a Conventional loan, the accepted offer was 94.68% of the asking price.
  • 6108 Ibispark Dr, Lithia – Located in the Ibis subdivision this 3300-square-foot home with a private pool was originally listed for $699,999. With only 4 days on the market, the home sold for $735,000 with a $2500 seller credit at $222 per square foot. Using a Conventional loan the home sold for 4.64% over the original asking price.

I hope this gives you a little insight into the current FishHawk Ranch real estate market. 10 sold homes for the month of April is very low. With inventory levels at all-time lows in FishHawk Ranch, the lack of availability is definitely impeding home sales. A large percentage of current homeowners with mortgage rates in the 3s, potential sellers are not willing to sell to buy a new home with a new mortgage rate in the 6s. If we can get mortgage rates below 5.5%  I think you will see a spike in real estate transactions.
