The below real estate market statistics are for single-family homes only and do not include townhomes, condominiums, and multi-family properties.

FishHawk Ranch Current Homes For Sale and Inventory Levels January 2015

  • There are currently 105 Active properties For Sale in FishHawk Ranch up from 88 in December 2014.
  • Over the last 6 months, 176 properties have Sold in FishHawk Ranch down from 181 in December 2014.
  • The median Sold Price per square foot was $121.87 down just a little bit from $122.16 in December 2014.
  • There are currently 34 Pending sales in FishHawk Ranch.
  • Average Days on Market for January was 65.
  • The backlog of homes for January was 3.6 months up from 2.9 months in December.

FishHawk Ranch Real Estate Activity for January 2015 vs January 2014

  • In January of 2015, there were 20 homes that closed vs January 2014 when there were 6 homes closed. This is an increase of over 300% and 14 homes.
  • The median list price for the homes that sold and closed in January 2015 was $299,000 vs $259,000 in January of 2014.
  • The median list price per square foot for the homes that sold and closed in January 2015 was $129.10 vs $126.71 in January 2014.
  • The median sold price for the homes that closed in January of 2015 was $277,000 vs $260,000 in January of 2014.
  • The median sold price per square foot for the homes that closed in January 2015 was $126.71 vs $127.20 in January 2014.
  • The median days on market for the homes that closed in January of 2015 was 65 days vs 28 days in January of 2014.

FishHawk Ranch Pending Contracts for January 2015

In January 2015 20 homes went under Pending contract in FishHawk Ranch. The median list price of the homes that went Pending was $310,000. The median days on market for these homes was 65 days. About 25% of the Pending homes are new construction. Considering we are just coming out of the holiday season 20 new Pending homes are a good number.

FishHawk Ranch End of Year Market Stats for 2012 – 2014

  • Total homes sold January to December 2014 – 312
  • Total homes sold January to December 2013 – 335
  • Total homes sold January to December 2012 – 271
  • For the period of January to December in 2014, the median list price of the sold homes was $319,900 the median sold price was $313,500, the median sold price per square foot was $119.36 and the days on market was 59 days.
  • For the period of January to December in 2013, the median list price of the sold homes was $299,536, the median sold price was $290,000, the median sold price per square foot was $115.15 and the days on market was 26 days.
  • For the period of January to December in 2012, the median list price of the sold homes was $265,000, the median sold price was $259,990, the median sold price per square foot was $101.74 and the days on market was 54 days.

FishHawk Ranch Real Estate Market Analysis for January 2105

Because of the holiday, December is generally a slow month for real estate. The current backlog of homes in FishHawk Ranch increased from a 2.9 month to a 3.6 month supply of homes on the market. While this is a pretty big jump in the supply of homes we still have a shortage of homes for sale in FishHawk Ranch. A normal, healthy market typically has about a 5 to 7 month supply of homes available. The number of homes sold over the last 6 months has been consistently trending down. In October this number was 205, in January it was 176. So there is no question that fewer homes are selling every month. The question now is why. Are there fewer buyers or can buyers just not find what they are looking for because of the shortage of inventory? Now that the holidays have passed the next few months should give us a better idea of this trend. The median sold price is holding steady at around $122 per square foot. I would say that is more because of the lack of supply than because of actual demand. Based on the current market value in FishHawk a home listed for $122 a square foot could expect to get a contract and close in about 3.6 months. FishHawk Ranch Real Estate analysis for 2014

FishHawk Ranch experienced another very strong real estate market in 2014. Even though fewer homes sold in 2014 than in 2013 there were more sales to actual owner-occupants as the large real estate hedge funds exited the FishHawk Ranch market. FishHawk Ranch is one of the nicest communities in Florida and is always in high demand.

Current Mortgage Rates

Current mortgage rates for a 30 year fixed rate mortgage are hovering around 3.77% and have been moving slightly lower. It sounds like the Federal Reserve won’t be raising the Fed Funds rate for a good portion of the year. This is not a direct indicator of mortgage rates but it sounds like mortgage rates should stay low for the near future. There is a new Fannie Mae program that allows a 3% down payment. The monthly payment on a $250,000 loan at 3.8% is $1686 per month.
