- Over the last 6 months, 205 properties have Sold in FishHawk Ranch
- The high Sold Price per square foot was $211.70
- The low Sold Price per square foot was $84.35
- The median Sold Price per square foot was $122.43
FishHawk Ranch currently has a 3.0-month backlog of homes on the market. There was a 3.3 month supply during the October 2014 mid-month report. The real estate market in FishHawk Ranch continues to reduce supply and buck the national trend. This is without question a strong seller’s market right now. Based on the current market value in FishHawk a home listed for $122 a square foot could expect to get a contract in 3 months.
This is a simple breakdown and there are many factors that influence how fast and for how much a home will sell for. Homes on a pond, conservation, or have a pool will generally sell for more per square foot than homes that do not. I would consider Fish Hawk Trails a balanced market right now. Based on the above stats the market value of a home in Fish Hawk Trails is around $137 per square foot. A purely mathematical approach would dictate if you price your home to sell at $137 per square foot you could expect the home to sell your Fish Hawk Trails home in about 8.0 months.
